This North Carolina Room Rental Agreement (hereinafter referred to as the "Agreement") is made and entered into this ______ day of ___________, 20____ (the "Effective Date"), by and between ____________________________________________________________________________ (the "Landlord") with a mailing address of ____________________________________________________________________________________________________, and ____________________________________________________________________________ (the "Tenant") with a mailing address of ____________________________________________________________________________________________________. This Agreement is subject to the North Carolina Residential Rental Agreements Act (N.C. Gen. Stat. §§ 42-25.6 to 42-76).

WHEREAS, the Landlord is the owner of property located at ____________________________________________________________________________________________________ (the "Property"), and the Tenant desires to rent a room in the Property under the terms and conditions set forth herein.

NOW, THEREFORE, in consideration of the mutual covenants and agreements contained herein, and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the parties agree as follows:

1. Term. The term of this Agreement shall commence on ____________, 20____, and shall continue until ____________, 20____, unless sooner terminated as provided herein.
2. Rent. The Tenant agrees to pay the Landlord a monthly rent of $__________, payable on the first day of each month. The first month's rent shall be paid on or before the Effective Date.
3. Security Deposit. The Tenant agrees to pay a security deposit of $__________, due on or before the Effective Date. This deposit will be held by the Landlord for the duration of the Agreement as security for the performance of the Tenant's obligations. It will be returned to the Tenant within 30 days of the end of the Agreement, minus any amounts needed to cover damages beyond normal wear and tear or unpaid rent.
4. Utilities and Services. The following utilities and services are included in the rent: ________________________________________________________________. Any utilities or services not listed are the responsibility of the Tenant.
5. Use of Premises. The Tenant is renting a room within the Property for residential purposes only. The Tenant shall not sublet the room or allow any person to reside in the room other than the Tenant without the Landlord's written consent.
6. Maintenance and Repairs. The Tenant agrees to keep the rented room and common areas clean and in good condition. Any damage or need for repairs must be reported to the Landlord immediately. The Landlord is responsible for repairs to the structure of the building, electrical, plumbing, heating, and ventilation systems.
7. Rules and Regulations. The Tenant agrees to comply with all rules and regulations established by the Landlord for the Property and its residents. These rules are designed to ensure the comfort and safety of all residents and the care of the Property.
8. Termination. This Agreement may be terminated by either party giving 30 days written notice to the other party. Upon termination, the Tenant agrees to vacate the premises and return all keys to the Landlord.
9. Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina.
10. Entire Agreement. This Agreement constitutes the entire agreement between the parties concerning the subject matter hereof and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written.
